Durango Colorado Rental Properties
There is a Lower Property Level area of this estate that consists of over 3 acres of land, a seasonal spring fed pond, a duplex and a remodeled farmhouse which are income properties in Durango, Colorado currently. There is also multiple out buildings that are currently being used for storage sheds and a pump house.
This section of the property has a lot of open land, most is of a park type setting. On the far south eastern end are several good seasonal springs that produce a lot of water. These springs were named sheep springs a long time ago as this was where the Native Americans would camp with their sheep brought to trade in Durango. In fact, this entire property was once use as an Indian Camp. The water table is very high in this area and many have told us it can produce a lot of domestic water.
We put in a 7.5 Hp irrigation pump which irrigates the entire property either by the natural springs or from a shallow well we use to pump water into a cistern in dry years. We have been told over and over by our tenants that Colorado Living is at its finest from this property. All of these rentals are prime for the Durango area as they are in the country, yet, a quick drive to downtown on the very well maintained Hwy 160. This Hwy is also a mecca for bicycle riders as it is known for its bicycle lanes and the many off road side trails available. In addition, the Twin Buttes trail head is just across the street from this property, miles and miles of hiking, biking and walking trails.
There is a naturally grown farmers market less than a mile down the road in the Twins Buttes Ranch, yum! This lower level property is a great income source today and offers exponential opportunities into the future.
